We will discuss your project needs with you in detail at your property. We will give you ideas and options to make best use of the space while complying with Local Planning and Building Regulation guidelines. We will use this brief as a basis in the production of the building plans and associated building specifications.

FENIX will provide you with a written proposal, detailing the process of the production of construction plans. If you  would like to accept the fixed fee proposal you have been sent then you can call us to arrange a site survey at your property.


Our Services To You

  • Dimensioned Site & Plot Survey

Our survey is only intended as an architectural design survey. This is a dimensional survey to ascertain the room sizes, wall thicknesses, boundary positions and external appearance of the building. Our survey is not a conditions survey where we report on any defects to your property or geological issues that may affect your proposal. If this type of survey is required then we would recommend that you contact a Registered Surveyor or Structural Engineer or Geological investigation surveyor.

  • Computer Aided Design [ Cad ] Building Plans Package

The following building plans & information, as applicable, will form part of the submittal package and Building Regulation applications.

  • Existing and Proposed Floor Plans
  • Existing and Proposed Elevations
  • Cross section details
  • Room Areas

  • Building Plans Issue

We then send your building plans to you, by email, or we provide them to you personally and we ask you to make any revisions to the building plans and once you are in approval with the building plans the next step is to submit (client or architect, as described in service proposal) to the local jurisdiction planning & building department, along with the necessary applications (filled out by the client)

At this stage, we also request our architectural design fee.
